If you're buying land wherein your built-up area of construction will be less than 20,000 Sq. Mtrs. Then you can do a bit of study of environmental norms like, wetland, forest, Nala or prohibited construction norms, etc.

In case you're buying land wherein the construction built-up area is more than > 20,000 Sq. Mtrs., then you need to get a complete EIA (environmental impact assessment) study.

Finally, if your land has a construction built-up area of more than> 1,50,000 Sq. Mtrs. then details EIA, TOR, and Public hearing need to be carried out.

Highway traffic & noise-related issues will be covered in the EIA study.
